Cob, Thatch and Wide Devon Boards

Rural Devon has a distinctive building stock and it produces distinctive floors. Cob cottages with thick earth walls and small windows, frequently with wide elm or oak boards laid straight over joists, no subfloor to speak of and a lively draught beneath.

They are beautiful floors and they need a gentle hand. Boards that old usually have very little thickness left, and cob walls hold moisture differently to brick or stone — damp tends to travel through the wall into the joist ends rather than rising through the middle of the room.

What we check on a cob property before anything else is the joist bearings, because rot there is common and it is much cheaper to find before we sand than after. Where boards need replacing we source reclaimed elm and oak of the right age so the repair disappears rather than announcing itself.

The Coast, Salt Air and Holiday Lets

Devon has two coastlines and both are hard on timber. Humidity stays high, salt carried on the wind holds moisture against surfaces, and a great many coastal properties stand empty and unheated for stretches out of season — which is worse for a floor than being lived in, because the house swings between damp and dry with nothing moderating it.

The result is boards that cup, gaps that never fully close, and rigid film finishes that crack at the joints. For coastal Devon we generally recommend a hard wax oil rather than a lacquer: it flexes with the timber, breathes rather than sealing moisture in, and can be patched locally instead of stripping a whole room.

For holiday accommodation the constraint is the calendar rather than the technique. Water-based lacquers take foot traffic within a day where oils want longer, so tell us your changeover windows and we will phase the work around them. The quiet months book up early.

Dartmoor Granite and Moorland Property

Property on and around Dartmoor brings its own set of problems. Granite is impermeable, which sounds helpful until you realise it means moisture has nowhere to go except through the timber. Add high rainfall, exposure and buildings that are frequently listed, and you get floors that need patience rather than horsepower.

Moorland cottages often have very shallow voids or floors laid directly onto the ground, in which case sanding is only worth doing once the moisture question is settled. We take readings before quoting rather than assuming.

Where a property is listed — and a great many Dartmoor buildings are — the original boards are usually part of what is protected, so we work to minimum intervention and can put our method in writing for the conservation officer.
