With years of experience and a commitment to quality, we ensure that your floors will not only look stunning but will also last for many years to come.

What is Wood Floor Restoration?

Wood floor restoration is a comprehensive process that involves repairing, sanding, and refinishing wooden floors to restore their original beauty and functionality. Unlike simple maintenance tasks, restoration addresses more significant damage, including deep scratches, gouges, stains, and even structural issues. The goal of restoration is to return your wooden floors to their original, or even better, condition, all while preserving their character and durability.

Over time, wooden floors can suffer from various forms of damage, such as fading from sun exposure, staining from spills, or wear from heavy foot traffic. Restoration involves a series of steps designed to tackle these issues, ensuring that your floors not only look beautiful but are also well-protected against future damage. By restoring your floors rather than replacing them, you can retain their original charm and save on the cost of installing new flooring.

Wood Floor Refurbishment

Refurbishment is the word many landlords, property managers and people preparing a house for sale use for this work, and it describes it well: the floor is brought back into full service, not just tidied up. A wood floor refurbishment with us covers whatever the floor needs to look and perform like a well-kept original, from loose or damaged boards through to the final coat.

A typical refurbishment runs in this order:

Survey. We check board thickness, moisture and how the floor is fixed, so we know how much timber there is to work with before anything is sanded.
Repairs. Loose boards are re-fixed, squeaks cured and damaged boards replaced with matched reclaimed timber through our floorboard replacement service.
Gaps. Draughty joints are closed with timber slivers or resin, depending on how much the floor still moves; our gap filling page explains the difference.
Sanding. A staged run of grits with dust extraction takes off old finishes, stains and wear.
Finishing. Lacquer, hardwax oil, stain or wax, chosen for how the room is used.

Refurbishment suits floors that are sound underneath but tired on top: a hallway worn grey in the traffic lanes, boards that have spent years under carpet, or a rental floor that needs to look right before the next tenancy. Where the existing finish is dull rather than worn through, a buff and recoat is often enough, and we will say so rather than sell a full sand.

For examples, see the uneven Bristol floor we restored with intensive sanding and several finishing coats, or the wood floors we sanded and sealed in East Anstey, Devon.

Why Choose Wood Floor Restoration?

There are several reasons to choose wood floor restoration for your home or business, beyond simply improving the appearance of your floors. Restoring wooden floors is a cost-effective solution compared to full replacement, and it allows you to preserve the unique characteristics of the original wood. For older properties or homes with historical value, restoring the original wooden floors helps maintain the property’s authenticity and charm.

Restoration also increases the durability of your floors. By sanding away surface damage and applying new finishes, your floors become better protected against future wear and tear. This process not only prolongs the life of your floors but also makes them easier to maintain, as a fresh finish provides a smooth, sealed surface that resists dirt, spills, and other damage.

Additionally, restoring your wooden floors can significantly increase the value of your property. Well-maintained hardwood floors are a highly desirable feature in homes and commercial spaces. By investing in professional restoration, you can enhance the aesthetic appeal of your property while also boosting its market value.

Our Wood Floor Restoration Process

At Ryans Restoration, we follow a detailed and thorough process to ensure that every wood floor we restore receives the highest level of care and craftsmanship. Our restoration process is designed to address all aspects of your floor’s condition, from surface scratches to deeper structural concerns.

The first step in our wood floor restoration process is a full inspection of your floor. This allows us to assess the extent of the damage and determine the best course of action. During this inspection, we identify any areas that need special attention, such as deep gouges, stains, or loose floorboards. We also take note of the type of wood and the current finish to ensure that the restoration process is tailored to your floor’s specific needs.

Once the inspection is complete, we begin by repairing any damage to the floor. This can include filling in gaps, fixing loose boards, or addressing deep scratches and dents. Depending on the condition of the floor, we may use different techniques, such as replacing damaged planks or using wood fillers to ensure a smooth surface.

After the repairs are made, the next step is sanding the floor. Sanding is a crucial part of the restoration process as it removes the old finish, smooths out imperfections, and prepares the wood for a new coat of finish. We use professional-grade sanding equipment that ensures a smooth, even surface without causing damage to the wood. This step is essential for removing years of wear, revealing the fresh, healthy wood underneath.

Once the floor is sanded, we apply the finish. This can include staining the floor if you want to change or enhance the colour of the wood, followed by applying a protective sealant, such as polyurethane or natural oils. The finish not only enhances the appearance of the wood but also provides a durable protective layer that helps safeguard the floor against future wear, moisture, and damage.

Customised Finishing Options

At Ryans Restoration, we offer a range of finishing options to suit your style and the specific needs of your floor. Whether you prefer a natural matte finish or a high-gloss shine, we can provide the perfect look for your space. We also offer a variety of stains that can change the tone of your wood, from light, natural shades to darker, richer hues.

In addition to traditional finishes, we also offer eco-friendly options for clients who prefer sustainable solutions. Our natural oil finishes provide a beautiful, long-lasting finish that nourishes the wood without the use of harsh chemicals, making them a popular choice for homeowners looking for an environmentally friendly option.

Oak, Pine and Every Timber In Between

Oak floor restoration and pine floor restoration are different trades wearing the same overalls. Oak is dense and tannin-rich: it blunts abrasives faster, it takes stain evenly and beautifully, and where water and old iron nails have met, it blackens — marks that have to be treated, not just sanded at. Pine is the opposite character: softer, quicker to cut, and the standard flooring of Victorian terraces and Georgian townhouses, which is why most of the boards we restore are pine with a century and a half of paint, bitumen and gap draughts in them. Pine forgives repairs generously; reclaimed boards blend in within weeks.

Hardwood floor restoration covers the rest of the family we see — maple and beech in halls and schools, elm in farmhouses, mahogany-stained beech pretending to be something grander. Each gets its own abrasive sequence and its own finish recommendation, because what suits a Georgian pine hallway would be wrong on a maple gym floor. If you are not sure what your boards are, send a photograph — identifying timber is the free part.

FAQ: Wood Floor Restoration

What is wood floor restoration?

Wood floor restoration is the process of repairing, sanding, and refinishing wooden floors to bring them back to their original condition. It addresses surface damage such as scratches, stains, and wear, while also fixing deeper issues like gaps, loose boards, and dents. The goal is to make your wooden floors look and feel like new again.

What is wood floor refurbishment?

It is the same work as wood floor restoration: repairing, sanding and refinishing an existing wooden floor so it looks and performs like a well-kept original. Landlords and property managers often call it refurbishment; we treat both as one service.

Is refurbishing a wooden floor cheaper than replacing it?

Usually, because it keeps the timber you already have and avoids the cost of new boards and fitting. The exception is a floor with too little timber left to sand, or widespread rot, and we will tell you if that applies at the survey.

How do I know if my floors need restoration?

Your floors may need restoration if they show signs of deep scratches, heavy wear, staining, or if the finish has become dull or worn away. If there are visible gaps between the boards, creaks, or structural damage, restoration can address these issues as well. A professional inspection is the best way to determine if your floors need restoration.

What’s the difference between refinishing and restoring wooden floors?

Refinishing involves sanding down the top layer of the wood and applying a new finish, while restoration includes more comprehensive repairs such as fixing loose boards, filling gaps, and replacing damaged planks before refinishing. Restoration is a more thorough process and is usually done when the floors have more significant damage.

Can all types of wooden floors be restored?

Most solid hardwood and engineered wood floors can be restored. However, the extent of restoration depends on the thickness of the wood. Floors that have been sanded multiple times in the past may be too thin to undergo further restoration. Our team will assess your floors to determine if they are suitable for restoration.

How long does the wood floor restoration process take?

The time required for restoration depends on the size of the area and the condition of the floor. Typically, restoration can take anywhere from 2 to 5 days, including time for repairs, sanding, and applying the finish. More extensive repairs or larger areas may take longer.

Will sanding my floors create a lot of dust?

Sanding does produce dust, but at Ryans Restoration, we use modern equipment with dust extraction systems to minimise dust and keep your home as clean as possible during the process. We take care to protect the surrounding areas and clean up thoroughly after the restoration is complete.

Can I change the colour of my wooden floors during restoration?

Yes, you can change the colour of your floors by applying a different stain after the sanding process. Whether you want to lighten, darken, or enhance the natural wood tones, we offer a variety of stain options to customise the look of your floors.

What type of finish should I choose for my restored floors?

The type of finish depends on your preferences and the level of traffic your floors experience. We offer polyurethane finishes (both water-based and oil-based), natural oils, and eco-friendly options. Polyurethane provides strong protection, while oil finishes offer a more natural look. Our team can recommend the best option based on your needs.

How often should wood floors be restored?

Wood floors generally need to be restored every 10 to 15 years, depending on the level of wear and tear. High-traffic areas may require restoration sooner, while lower-traffic areas may last longer before needing significant repairs or refinishing.

Can restoration fix squeaky floors?

Yes, floor restoration can address squeaky or creaky floors by fixing loose or damaged boards, tightening the structure, and securing the floorboards to the subfloor. In most cases, restoring the floor will reduce or eliminate creaking sounds.

How much does wood floor restoration cost?

The cost of wood floor restoration depends on several factors, including the size of the floor, the extent of the damage, and the type of finish you choose. After inspecting your floor, we will provide a detailed quote based on the specific needs of your restoration project.

How long should I wait before walking on my floors after restoration?

After the restoration process is complete, we recommend waiting at least 24 hours before walking on the floors. For heavier foot traffic or placing furniture back, it’s best to wait 48 to 72 hours to ensure the finish has fully cured.

Will restoration remove deep scratches and stains?

Yes, the sanding process removes the top layer of the wood, eliminating most deep scratches, stains, and surface damage. However, very deep scratches or stains that have penetrated deeply into the wood may not be completely removed. We will assess the severity of the damage and recommend the best course of action.

What kind of maintenance is required after restoration?

Maintaining your restored floors is simple. Regular sweeping or vacuuming to remove dust and debris is essential. Use a damp mop with a wood-safe cleaner for deeper cleaning. Avoid using harsh chemicals or excessive water, as this can damage the finish. You may also want to place rugs or mats in high-traffic areas to protect the floor.
