Harbour Cottages, Resort Villas and Dunster

Three quite different sorts of property here.

The old cottages around the harbour and up Higher Town are the oldest — thick stone walls, small windows, wide elm and oak boards over hand-cut joists, and frequently very little ventilated void beneath. Those want patience and a light hand, and a check of the joist bearings before anything else.

The Victorian and Edwardian resort housing along the seafront and out towards Alcombe was built for visitors, so the boards are more generous — baltic redwood and pitch pine over proper voids, usually sound once the carpet has gone. A good deal of it is now holiday accommodation or split into flats.

Dunster is a different job again: one of the best-preserved medieval villages in the country, almost entirely listed, with floors to match. Minimum intervention and a written method statement for the conservation officer where consent is needed.

Exmoor Rain and Coastal Salt

Minehead sits between Exmoor and the Bristol Channel, which means it gets weather from both directions. Rainfall running off the moor is high, the channel brings salt-laden air, and salt is hygroscopic — it holds moisture against surfaces rather than letting it evaporate.

Add property that largely predates damp proof courses and you get cupping as the most common complaint: boards curving upward at the edges so the floor reads as shallow ridges underfoot.

Sanding a cupped floor flat while it is still holding moisture ruins it, because the boards flatten as they dry and end up thin down the middle. We take moisture readings before quoting and check the joist bearings while we are there, because rot at the bearings is common in older coastal property.

For finish we generally recommend hard wax oil here — it breathes with the timber, flexes as boards move, and can be repaired in patches rather than stripping a whole room.

Water-based lacquers are the practical choice on a tight changeover — touch dry in hours and taking foot traffic within a day, where an oil wants considerably longer. We can phase a property room by room so the let stays usable through the work.

Book early for the quiet months. October to March fills up with exactly this sort of job and the weeks before Easter are usually gone by January.

Worth knowing: a property standing empty and unheated over winter is harder on a floor than one lived in, because it swings between damp and dry with nothing moderating it. For second homes we often recommend a breathable oil for precisely that reason, even though it is slower to cure.
