Ivybridge was a paper mill village that became one of the fastest growing towns in Devon, and the housing tells that story clearly. Old cottages and mill terraces around the bridge and Erme Road, a scattering of Victorian villas, and then a very large modern town built from the nineteen-seventies onwards up the hillsides.

For floors that means two quite different jobs. The older property has solid pine boards over ventilated voids that can be sanded repeatedly. The newer estates have a great deal of chipboard, which cannot be sanded at all, and engineered flooring whose remaining wear layer decides everything.

Modern Housing, Engineered Oak and Chipboard

This is the first thing we settle on most Ivybridge surveys, so here it is plainly.

Engineered flooring has a wear layer, typically two to six millimetres when new, and a full sand removes about one. Whether it can be sanded depends on how much is left and whether anyone has done it before. We check by lifting a threshold strip or examining a cut edge, which takes minutes and gives a definitive answer.

Chipboard flooring, standard in a lot of seventies and eighties housing, cannot be sanded at all. We say so at the survey and it costs you nothing.

Where there is not enough wear layer, a screen and recoat, which abrades only the finish and applies a fresh coat, removes scratching and dullness without touching the timber. It is cheaper, quicker and very often exactly right.

Mill Cottages and Older Property

The older Ivybridge property is much more forgiving. Pine boards over a ventilated void, usually carpeted over rather than worn out, with gripper nail holes round the perimeter, staple holes across the middle and a darker rectangle where a rug sat.

All of that is routine. We punch proud nails and staples, replace butchered boards with reclaimed timber matched for age and section, sand through the grits and finish properly.

In the mill terraces the boards are usually narrow and tightly laid, and in better condition than owners expect. A restored floor in one of these houses is normally the best thing in the room, and it costs a fraction of what a new floor of comparable quality would.

Erme Valley Damp and Moorland Rainfall

Ivybridge sits where the Erme comes off Dartmoor, and the rainfall here is high. Sub-floor damp is a regular finding in the older property and anywhere on the low ground near the river.

The symptoms are consistent: cupped boards near external walls, blown or milky finishes in the same band, and occasionally soft timber where a joist end bears into damp masonry.

The cause is nearly always ventilation rather than a leak. Airbricks blocked by planting, rendered over or buried by a raised patio, or a void sealed with concrete at some point.

We take moisture readings before quoting and we will not sand a wet floor, because it will cup again and the finish will fail. We tell you what needs sorting and come back when the readings are right.

Dust-Free Sanding

Our sanders run to industrial extraction units, which capture the overwhelming majority of dust as it comes off the floor rather than letting it settle across the house.

We sheet doorways, cover anything staying in the room and clean up as we go instead of leaving one big job at the end.

Hardwax oil suits the older property, keeps the grain visible and can be repaired in patches. For family halls, rentals and anywhere taking wet boots off the moor, a two-pack water-based lacquer is harder, cures faster and does not yellow with age.

Sanding and sealing generally runs twenty-five to forty pounds a square metre. A screen and recoat costs considerably less. Parquet is higher, stairs are per tread, and repairs are quoted line by line.
