We measure before committing rather than starting and discovering the problem halfway through, and where a floor has had its last sand we will recommend a screen and recoat instead — which removes no timber and costs around a third as much.

Georgian Town Property and Ironstone Villages

The town centre rebuild after 1675 left Northampton with a good stock of Georgian buildings, and the floors in them are more generous — wider, better quality boards with more thickness to work with, though most have seen a sanding or two.

Out in the villages you get the local ironstone cottages, with wide elm and oak boards over hand-cut joists and, frequently, very little ventilated void beneath. Those older floors need a light touch and a check for damp before anything else, because a cottage built into damp ground with blocked airbricks will cup its boards whatever you do to the surface.
