Floor Sanding Across Swansea and Gower

Swansea lost much of its centre in the Three Nights Blitz of 1941, so the housing worth restoring sits mostly in the suburbs that survived — and there is a great deal of it.

We cover Uplands, Sketty, Brynmill, Mumbles, Killay, Langland, Morriston, Gorseinon, Llansamlet, Bishopston and the Gower villages, plus Neath, Port Talbot, Llanelli and Pontarddulais.

Quotes are free. Swansea is a longer run for us than Cardiff, so we group jobs in the area into the same week where we can — worth asking when we are next over, because it can save you money.

Uplands Villas and Post-War Rebuild

The Victorian and Edwardian villas of Uplands, Sketty and Brynmill have the best floors in the city. Baltic redwood and pitch pine over ventilated voids, generously sized in the larger houses, and usually sound once the carpet and its century of tack holes are dealt with.

Mumbles and Langland bring seaside property with the damp that goes with it. Morriston and Llansamlet, built around the industry, have narrower workers terrace boards — thinner, often sanded before, and needing measurement before we commit.

The rebuilt city centre housing is more variable and it is worth lifting a corner before assuming there is nothing underneath. Parquet does turn up in the interwar stock.

Coastal Damp, Swansea Rain and Cupped Boards

Swansea is one of the wettest cities in Britain and it sits on a bay. That combination is hard on timber: humidity stays high year-round, salt carried inland holds moisture against surfaces, and the older housing largely predates damp proof courses.

The result is cupping — boards curving upward at the edges so the floor feels ridged underfoot — along with gaps that never fully close and film finishes that crack at the joints sooner than they would inland.

We take moisture readings before sanding rather than assuming. Sanding a cupped floor flat while it is still wet leaves every board thin down the middle once it dries, and that is not recoverable. For coastal Swansea and Mumbles property we generally recommend a hard wax oil, which breathes with the timber and can be patched locally.

Student Housing and Landlord Work

The university gives Brynmill, Uplands and the streets around Singleton a very large student rental sector, and landlord work has different priorities to a family home.

Durability and turnaround matter more than a showroom finish. For heavy-traffic student houses we recommend a commercial-grade lacquer rather than an oil — it takes more punishment, recoats quickly between tenancies and needs far less maintenance.

If you are licensing an HMO, Part E of the Building Regulations sets sound insulation standards between dwellings and floor treatment forms part of meeting them. We can provide written specifications for licensing applications and work to changeover windows so a property is ready for the new intake.

Chapels, Halls and Commercial Floors

Swansea and the surrounding valleys have an extraordinary number of chapels, church halls and community buildings, and a great many still have their original pitch pine floors underneath decades of polish and wear.

These are large floors with a very particular wear pattern — heavy down the aisles and around doorways, almost untouched under the pews — and they usually come with pew bolt holes, historic repairs and a committee working to a tight budget. Pitch pine is dense and resinous, which clogs abrasives faster than any other timber we work with, so these jobs take more time and more consumables than the square meterage suggests. We build that into the quote rather than discovering it halfway through.

We also work on shops, restaurants, offices, gyms and school halls across Swansea and Neath Port Talbot. For commercial work the calendar usually matters more than the technique: we work evenings and weekends where it helps, phase the job so you keep trading, and run full dust extraction so neighbouring areas stay usable.

If you are on a committee or managing a building, we are happy to walk you through where the money is best spent and what can honestly wait another year.

Get a Free Swansea Floor Quote

Send photographs of the room from the doorway and close-ups of the worst areas with rough measurements. If the floor feels ridged underfoot, mention it — that is cupping and it changes the advice.

Because Swansea is a longer run, photographs often get you an accurate figure without either of us making the drive. For larger properties and landlord portfolios we will come out at no charge.

FAQ: Floor Sanding in Swansea

Uplands, Sketty, Brynmill, Mumbles, Killay, Langland, Morriston, Gorseinon, Llansamlet, Bishopston and the Gower villages, plus Neath, Port Talbot, Llanelli and Pontarddulais.

Yes. It is a longer run than Cardiff so we group jobs in the area into the same week where we can, which keeps travel out of your price. Worth asking when we are next over.

Yes. Salt carried inland holds moisture against surfaces rather than letting it evaporate, and Swansea humidity is high year-round. Boards cup, gaps stay open and rigid finishes crack at the joints.

Usually a hard wax oil. It breathes with the timber, flexes as boards move seasonally and can be repaired in patches rather than stripping a whole room.

Not until they have dried and flattened. Sanding a wet cupped floor leaves every board thin down the middle once it settles. We take moisture readings before quoting.

A commercial-grade lacquer rather than an oil. It takes more abuse, recoats quickly between tenancies and needs less maintenance. We work to changeover windows so the property is ready for the new intake.

Yes. Part E sets sound insulation standards between dwellings and floor treatment forms part of meeting them. We provide written specifications for licensing applications.

Usually very much so. Those villas have generous baltic redwood and pitch pine boards over ventilated voids, and most have been protected under carpet for decades.

It depends on size, condition, timber and finish. We give a fixed written price after seeing the floor or from good photographs, broken down by element.

On every job as standard and at no extra charge. Sealed extraction captures the dust at the machine so you can stay in the property while we work.
