Cardiff Terraces and What Is Under the Carpet

The Pontcanna, Canton, Roath and Penylan terraces have the best floors in the city. Baltic redwood pine over ventilated voids, six to eight inches wide in the larger houses, laid when timber was plentiful and cut generously.

Most have been carpeted since the seventies, which has protected them. What you find when the carpet comes up is tack holes down every board, gripper rod damage around the perimeter and a dark border where the carpet stopped short of the skirting. All of that sands out.

Cathays and Adamsdown, built for workers rather than merchants, have narrower and thinner boards — and being heavily studented, many have had a harder life. We measure remaining thickness before committing rather than starting and finding out halfway through.

Parquet turns up in the Llandaff and Rhiwbina houses and in a good many public buildings across the city.

Parquet Restoration: Our Strongest Cardiff Work

More of our Cardiff enquiries are parquet than anything else, and it is work we genuinely enjoy. Oak or occasionally maple blocks in herringbone or basketweave, laid in bitumen over a screed, usually sixty to a hundred years old.

Restoring it properly means lifting and cleaning loose blocks, sourcing matched reclaimed blocks for missing ones, re-laying them true, and then sanding across several directions because the grain runs differently in every single block. Sand a parquet floor in one direction like plain boards and you will see the scratch pattern forever.

The bitumen underneath needs respect too — it softens with heat, clogs abrasives and stains anything it touches. Some older bitumen contains traces of asbestos, so we test where there is any doubt rather than guessing.

Welsh Rain, the Taff and Subfloor Damp

Cardiff is wet. Annual rainfall here comfortably exceeds most of England, and properties on the lower ground near the Taff and the Ely — Grangetown, Riverside, parts of Canton — carry more subfloor moisture than the housing up towards Llanishen and Rhiwbina.

The visible symptom is cupping: boards curving upward at the edges so the floor reads as shallow ridges underfoot. It is nearly always ventilation rather than a leak, and in Cardiff terraces the usual culprits are airbricks rendered over during a re-point, ground levels raised by a patio, or a rear extension sealing off airflow.

We take moisture readings before quoting. If the readings are high the honest advice is to sort the ventilation and come back in a couple of months — sanding a cupped floor flat while it is still wet leaves it ruined once it dries.

Cardiff Bay, Conversions and Leasehold Flats

Cardiff Bay and the streets around the old docks brought a wave of conversion work — warehouses, offices and industrial buildings turned into flats — and those floors are among the more interesting we get asked about.

Original industrial floors are usually wide pitch pine laid over heavy timbers, built to carry machinery rather than furniture. The boards are thick and sound but heavily worn, often with bolt holes, patched repairs where equipment was removed and oil staining that penetrates deeply. Industrial oil does not always sand out, so we test a section and tell you honestly what will and will not come up before you commit to anything.

The bigger point with conversions is leasehold. Most carry a clause requiring carpet or a specified level of acoustic insulation on upper floors, and sanding back to bare boards without checking can breach it. If joists shared with the flat below are being cut into or replaced, the Party Wall etc. Act 1996 may also apply — ordinary sanding does not trigger it, structural repair often does.
