The best floors in Newport are in the Victorian and Edwardian streets around Stow Hill, Allt-yr-yn and Caerleon — baltic redwood and pitch pine over ventilated voids, cut generously when the docks were making the town money.

Maindee and the streets behind it are more workmanlike: narrower boards, built for dock and steel workers, thinner as a result and frequently sanded once already. We measure remaining thickness before committing rather than starting and finding out halfway through.

Caerleon brings something different again. It is an old settlement with genuinely old property, and behind some later frontages you find wide oak and elm over hand-cut joists. Those get the lightest treatment we can manage.

Industrial Conversions and Commercial Floors

The symptom is cupping — boards curving up at the edges so the floor reads as shallow ridges underfoot. It is usually ventilation rather than a leak: airbricks rendered over during a re-point, ground levels raised by a patio, or a rear extension sealing off the airflow.

Sanding a cupped floor flat while it still holds moisture ruins it, because the boards flatten as they dry and end up thin down the middle. We take readings before quoting and will tell you plainly if the ventilation wants sorting first.

Gap Filling and Board Repairs

Two things come up on almost every Newport terrace job: gaps between the boards, and boards that need replacing outright.

Gaps open as timber shrinks with modern central heating, and on the older Newport floors laid over ventilated voids the seasonal movement is pronounced. Resin mixed with sanding dust is quicker and cheaper, and on a floor that moves this much it tends to crack out within a couple of winters. Timber slivers cost more and stay put, because each one is cut to taper and moves with the board rather than against it.

Board replacement is the other common job. Rot at the joist ends is frequent in the lower-lying property near the Usk, and there is usually a patch or two where plumbing or electrics went in during the 1970s and the boards were cut and badly refitted. Where the floor is period we source reclaimed timber of the right age and species so the repair disappears once the floor is sanded. New softwood in a Victorian floor is always visible afterwards, however carefully it is fitted.
