Street is a company town and it is written into the housing. The Clark family built terraces, villas, a school, a library and a theatre, and the result is a remarkably consistent stock of good late Victorian and Edwardian property along the High Street, Somerton Road and Wilfrid Road.

Clarks-Era Terraces and What Is Under the Carpet

Lift the carpet in a Street terrace and you will usually find narrow pine boards in decent order, with a proper ventilated void beneath. These were well-built houses and it shows.

The standard findings are gripper nail holes round the perimeter, a darker rectangle where a rug sat for decades, paint from a long-ago decorating job, and a few boards lifted for plumbing and refitted badly.

Levels Damp and Ground Conditions

Street sits on the edge of the Somerset Levels, and properties on the lower ground towards Walton and the moor feel it. High water table, heavy clay in places, peat in others, and a general tendency for sub-floor voids to hold moisture.

The pattern is cupped boards near external walls with a blown finish in the same band, while the middle of the room is untouched.

The cause is nearly always airflow rather than a leak. Airbricks blocked by planting or rendered over, ground raised by a later patio, or a void concreted at some point.

We take moisture readings before quoting and we will not sand a wet floor. Where we find damp we tell you what to fix first, which is usually cheaper and simpler than people expect, and come back when it is right.

Our machines run to industrial extraction rather than the small cloth bags fitted to hire kit, and that captures the overwhelming majority of dust as it is made.

We also sheet doorways, protect what has to stay in the room and clean as we go instead of leaving everything to the end.

Nearly all our customers stay in the house while we work. We go room by room, tell you what is out of action on which days and keep a route through so nobody is stuck upstairs. If anyone in the house has asthma, say so at survey and we will take extra steps.

Where a floor takes real traffic, a family hall, a rental, a shop, a two-pack water-based lacquer is considerably harder, cures faster and does not amber with age.

Pitch pine in particular changes character dramatically between finishes, going anywhere from pale honey to deep amber. We lay trial patches on your own boards and leave them a full day so you can judge them in morning light and under lamps.

Costs and Getting Booked In

Sanding and sealing in Street generally runs twenty-five to forty pounds a square metre. Parquet is higher, forty to sixty, because it is slower and normally needs block repairs. Stairs are priced per tread, and gap filling, board replacement and repairs are quoted separately.
