Watchet is an old harbour town on the Bristol Channel, once a paper and iron ore port and now a marina and a quiet place to live. Cottages packed around the harbour and Swain Street, Victorian terraces behind, and later housing spreading inland.

Williton, a couple of miles inland, is the administrative centre for the area and has a mix of Georgian, Victorian and modern property. Beyond both, the Quantock and Brendon villages hold much older cottages.

We measure before quoting and take off the minimum needed. If there is not enough timber left to sand safely we say so and suggest a screen and recoat instead, which refreshes the finish without touching the wood.

Watchet faces the Bristol Channel and takes weather straight off it. Salt-laden air keeps humidity high so timber never really settles, and wind-driven rain works at the seaward elevations relentlessly.

The older harbour property frequently has sub-floor voids that no longer breathe, and the result is cupped boards near external walls, blown or milky finishes in the same band, and a worn track from the front door.

We take moisture readings before quoting and we will not sand a wet floor. Near the harbour we specify harder finishes as a matter of course, because a system chosen for an inland lounge will not last here.

Our machines run to industrial extraction rather than the cloth bags fitted to hire equipment, capturing the overwhelming majority of dust as it is created.

Watchet has a growing letting trade and the constraint is always the calendar. We work around changeovers, use rapid-cure sealers so the floor is back in service quickly, and can liaise with your agent if you live away.

For lets we normally recommend a two-pack water-based lacquer over oil. Durability beats repairability when you cannot take a property off the market in the season to do maintenance.

November and February are the sensible windows. Book then and you get more of our time, a better price and a proper cure before the season starts.

Sanding and sealing generally runs twenty-five to forty pounds a square metre, less for a screen and recoat, higher for parquet, stairs by the tread, and repairs quoted line by line.
