This is where we are. Our workshop is at The Old Brickyard on Higher Poole, just outside the town, and it has been our base for the whole of a business that is now more than forty-five years old.

That means Wellington gets what nowhere else does: we can be with you the same week, often the same day for a look, and if something needs revisiting afterwards we are ten minutes up the road rather than two hours away.

It also means we know the housing here properly. Georgian and early Victorian on High Street, Mantle Street and South Street, the mill workers terraces built around Fox Brothers, interwar and post-war expansion at Rockwell Green and Tonedale, and the newer estates spreading towards the motorway.

Mill-Era Terraces and Georgian Town Houses

Wellington was a woollen town and the housing follows the trade. The Fox Brothers terraces at Tonedale were built solidly, with narrow pine boards over decent joists and a proper ventilated void, and most of them have simply been carpeted over rather than worn out.

The Georgian and early Victorian houses in the centre are a different proposition, with wider pine boards, more previous repair, and often a good deal of settlement.

What we normally find under the carpet is gripper nail holes round the perimeter, staple holes across the middle, a darker rectangle where a rug sat for decades, and paint from a long-forgotten decorating job. All of it is routine. We punch proud nails, replace butchered boards with reclaimed timber matched for age and section, sand through the grits and finish properly.

Blackdown Clay, the Tone and Sub-Floor Damp

Wellington sits between the Blackdown Hills and the Tone valley on ground that holds water. In the lower parts of town, and in the older cottages out towards Nynehead and Bradford-on-Tone, sub-floor damp is a genuine and regular finding.

The symptoms are consistent: cupped boards near external walls, a blown or milky finish in the same band, and occasionally soft timber where a joist end bears into wet masonry.

The cause is almost always ventilation rather than a leak. Airbricks blocked by planting, rendered over or buried by a raised path, or a void that was concreted at some point in the last fifty years.

We take moisture readings before quoting and we will not sand a wet floor. It will move again and the finish will fail within a season. We tell you what needs sorting first and come back when the readings are right.

Dust-Free Sanding

Our machines run to industrial extraction units rather than the small cloth bags fitted to hire equipment. That takes the overwhelming majority of dust at the point it is created, so you are not finding grit on picture rails a fortnight later.

Because the workshop is in the town, you are welcome to come and look at the machines before you book. Very few people take us up on it, but the offer is real and it is the quickest way to understand the difference between our extraction and a hired drum sander.

We sheet doorways, protect what stays in the room and clean as we go. Almost everyone stays in the house while we work.

Being local helps here more than anywhere. Village hall committees can come and talk to us, schools can get us in for a look at short notice, and a pub that needs a floor done between a Sunday close and a Tuesday open is a straightforward job when the workshop is fifteen minutes away.

Finishes and Colour

Hardwax oil is what we fit most in Wellington houses. It penetrates the timber rather than sitting on it as a film, it keeps the grain visible, and a scuff in three years can be repaired in place rather than needing a whole room redone.

Where a floor takes real traffic, a family hallway, a rental, a shop, a two-pack water-based lacquer is harder, cures faster and does not yellow with age.

Old pine takes colour unevenly, particularly where a rug has kept part of it out of the light for decades. We lay trial patches on your own boards and leave them a full day, and because we are local we can pop back to look at them with you rather than asking you to decide from photographs.

Costs and Booking

Sanding and sealing in Wellington generally runs twenty-five to forty pounds a square metre. Parquet is forty to sixty because it is slower and normally needs block repairs. Stairs are priced per tread, and gap filling, board replacement and repairs are quoted line by line.

The survey is free and, being ten minutes away, usually happens within a day or two. We measure the remaining timber, take moisture readings, check ventilation and tell you honestly what the floor needs, including when the answer is that it does not need doing yet.
