Pull up carpet in an older Bodmin cottage and you rarely find one thing. We regularly lift lino to find wide elm or pine boards laid straight onto sleeper walls, sometimes over bare earth, and often patched at some point with whatever was to hand.

Victorian terraces on the town side tend to be kinder, with narrower pine boards on joists and a proper void beneath. Later estates are usually softwood or, from the seventies onwards, chipboard, which will not take sanding at all.

Dust-Free Sanding, Properly Done

Our machines run to industrial extraction units rather than the small bags on hire kit. In practice that removes the overwhelming majority of dust at the point it is made, so you are not finding grit on picture rails for a fortnight afterwards.

It is not a marketing word for us. If you have ever had a floor sanded with hired gear you will know the difference immediately, and if you have not, ask us to show you the machines when we survey.

We still sheet doorways and protect what stays in the room. Careful work and good extraction together are what keeps a house liveable while the job runs.

Moorland Damp and Granite Ground

Bodmin gets a genuinely wet climate, sitting as it does on the western edge of the moor, and that shows up in floors. The most common problems we find here are cupped boards where moisture has come up from an unventilated void, and blown finishes on the north-facing side of a property.

Sanding a floor that is still carrying moisture is wasted money. It will move again and the finish will fail. Where we find damp we say so, take a reading, and tell you what needs sorting first, whether that is clearing blocked airbricks or getting a builder to look at ground levels.

Sometimes the honest answer is to wait a few weeks. We would rather say that than take the job and watch it fail.

Hardwax oil is what we fit most in cottages. It sits in the timber rather than on it, it looks right against granite and slate, and when someone drags a chair across it in five years you can repair the patch instead of redoing the room.

For a family hallway, a rental or anywhere taking wet boots off the moor, a two-pack water-based lacquer earns its keep. It is tougher, it dries quickly and it does not yellow the way old solvent finishes did.

Colour matters more than people expect. Cornish light is soft and grey for much of the year, and a finish chosen in a Bristol showroom can look flat here. We put samples down on your own boards and let you look at them over a day.

What It Costs and How to Book
