Cornwall is harder on timber floors than anywhere else we work, and it comes down to humidity. The county rarely gets a properly dry spell, the prevailing wind carries salt inland, and a great many older properties sit on suspended floors over crawl spaces that were never designed with modern airtightness in mind.

What that produces is timber sitting at a moisture content well above what you would find in a Home Counties house. Boards cup. Gaps that close in a Somerset summer stay open here. Finishes that would last eight years inland start looking tired at five.

The practical consequences are two. First, we take moisture readings before sanding rather than assuming — sanding a wet floor flat is how you end up with boards sanded thin six months later. Second, finish choice changes: we lean towards hard wax oils in coastal properties because they let the timber breathe and can be patched locally, rather than a film lacquer that traps moisture and lifts.

Granite Cottages, Chapels and Miners' Terraces

The building stock here is distinctive. Granite and cob cottages with thick walls and small windows, often with wide elm or oak boards laid directly over joists with no insulation and a lively draught underneath. Beautiful floors, usually thin from a couple of centuries of wear, and always worth treating gently.

The mining terraces around Camborne, Redruth and St Just tend towards pitch pine — dense, resinous, and a genuinely lovely floor once it is back. Pitch pine clogs abrasives faster than anything else we work with, so it takes longer and more consumables, and any quote that does not account for that is going to change halfway through.

Then there are the chapels and village halls, of which Cornwall has more per square mile than anywhere. Large pitch pine floors, heavy wear, and usually a committee trying to do it on a tight budget. We are used to that conversation and will tell you where the money is best spent.

Holiday Lets and Turnaround Windows

A good share of our Cornish work is holiday accommodation, and the constraint is always the calendar. You have a changeover window, sometimes a single day, sometimes a fortnight in the shoulder season, and the floor has to be walkable when the next guests arrive.

That is workable but it needs planning. Water-based lacquers are the practical choice because they are touch dry in hours and take foot traffic in a day, where a traditional oil needs considerably longer. We can also phase a property room by room so the let stays usable.

Book early for shoulder season. October to March fills up quickly with let owners doing exactly this, and the last two weeks before Easter are usually gone by January.
