The pattern we see most is a floor worn through in the traffic lane from the front door, sound everywhere else, and cupping near external walls where the void is not breathing.

What Is Under the Carpet

Older Bude houses usually have pine boards, sometimes wide and sometimes surprisingly thin where a previous owner has already had them sanded once or twice. Cottages behind the town can have elm, laid straight onto sleeper walls.

Post-war and modern property is more of a lottery. Softwood boards will sand happily, chipboard will not, and engineered flooring depends entirely on how much wear layer is left. We measure rather than guess.

Finishes for a House That Sees Sand and Salt

For a permanent home away from the front, hardwax oil is lovely and repairable. For anything taking sand off the beach, we usually steer people towards a two-pack water-based lacquer. It is tougher, it shrugs off grit better and it does not amber with the light.

Holiday lets almost always want lacquer. Repairability matters less than not having to touch it for years, and a let cannot be taken off the market for a full re-oil in July.

Whatever we fit, put a decent coir mat at every external door. On this coast that single thing extends the life of a floor more than any product choice.
