Saltash is the first town in Cornwall and it has three distinct layers. The steep old town running down Fore Street to the waterside, with cottages and merchants houses that predate the bridges. Victorian and Edwardian terraces built when the railway arrived. And a very large twentieth century town spreading north to Burraton, Latchbrook and Pillmere.

The floors follow the same pattern. Old pine and elm on sleeper walls at the waterside, narrower Victorian boards over joists in the terraces, and in the interwar and post-war housing a good deal of block parquet still sitting under carpet.

Interwar Parquet Under the Carpet

The nineteen-thirties and fifties housing around Saltash very often has block parquet beneath the carpet, usually oak or pitch pine laid in herringbone, occasionally basketweave in a hall.

When the carpet comes up you find gripper nail holes along the edges, brittle bitumen adhesive underneath, and a handful of loose or missing blocks. None of that stops it being restored.

We re-lay what is loose, source matching blocks for the gaps, sand across the pattern rather than along it so the grain does not tear, and finish it properly. It costs less than laying a new floor of equivalent quality, and the timber in these old blocks is better than most of what is sold at that price today.

Tamar Damp and Waterside Property

Saltash sits on a tidal river and the old town runs right down to the water. Humidity stays high, the ground is steep, and older waterside property frequently has sub-floor voids that no longer breathe properly.

What we find is cupped boards near external walls, blown or milky finishes in the same band, and occasionally soft timber where a joist end bears into wet stone. In the steepest houses, where a back room is cut into the slope, moisture through the retaining wall is a regular culprit.

We take moisture readings before quoting and we will not sand a wet floor. Where the cause is ventilation the fix is cheap. Where it is a retaining wall it is a bigger conversation, and one worth having before you pay for a floor.

On parquet we almost always recommend hardwax oil. It brings out the grain in old oak and pitch pine in a way lacquer flattens, and a scuffed area can be repaired without redoing the whole floor.

For a busy family hall, a rental or a shop, a two-pack water-based lacquer is harder and cures faster, and it does not yellow the way old solvent finishes did.

We lay trial patches on your own boards and leave them a full day so you can see the colour in morning light and under lamps. Reclaimed pitch pine in particular changes character enormously between finishes and it is worth seeing before you decide.

Costs, Timings and Booking
