What Brentwood Floors Are Usually Made Of

The Victorian and Edwardian houses closer to the town centre tend to have baltic redwood or pitch pine boards, typically 6 to 9 inches wide, laid over joists with a void beneath. After a century under carpet they come up dark around the edges and pale in the middle, with tack holes down every board and often a border of gripper rod damage.

The 1930s semis that make up so much of Brentwood and Hutton frequently have parquet — usually oak or occasionally maple blocks in herringbone or basketweave, laid in bitumen over a solid base. When those come up well they are the best floor in the house by a distance.

Post-war and newer properties are more likely to have engineered board or laminate over the original, and it is worth checking what is underneath before assuming there is nothing there. We have lifted plenty of 1980s laminate to find sound pine.

Hard Water, Radiators and the Marks They Leave

Essex is a hard water area, and it shows up on floors in ways people do not always connect. Water splashed from a kitchen or bathroom leaves a mineral ring as it evaporates, and over time those rings etch into the finish. Around radiators you often get a pale band where years of small leaks and condensation have bleached the timber, sometimes with black tannin staining underneath where water reached bare wood.

Surface marking sands out without difficulty. Black staining is a different matter — it means moisture has reacted with tannins deep in the grain, and sanding rarely reaches the bottom of it. Sometimes we can lighten it with oxalic treatment, sometimes the honest answer is replacing the affected boards and blending them in.

We will tell you which you are dealing with before we start, not after, so there are no surprises when the floor comes up.

Period Conversions and Flats

A fair number of the larger Brentwood houses have been split into flats, and that brings its own considerations. If you are sanding a floor in a converted property you may need to think about the lease, about noise, and occasionally about the Party Wall etc. Act 1996 if joists shared with a neighbour are being touched.

Noise is the practical one. Sanding is not quiet, and in a converted house sound travels through the structure rather than the air. We plan working hours around neighbours and are happy to work to whatever the lease or the managing agent requires.
