Portishead is really two towns stitched together. There is the old one, with Victorian and Edwardian villas around the High Street, Woodhill and Nore Road, and there is the new one, twenty-odd years of marina and dockside development that has more than doubled the population.

The floors follow the same split. Original pine and pitch pine boards in the older property, and in the marina apartments and newer estates a great deal of engineered oak, plus some solid oak in the better specified homes.

Those are two completely different jobs. Solid boards can be sanded repeatedly. Engineered flooring has a finite wear layer and how much is left decides whether it can be sanded at all. We measure rather than guess, which is why the survey matters.

Engineered Oak in Marina Apartments

Engineered flooring is not a lesser product, but it does have a limit. A typical wear layer is between two and six millimetres, and a full sand takes off roughly a millimetre. If the floor has already been sanded once, or if it is a thin four-layer board, there may not be enough left to do it again safely.

We check by lifting a threshold strip or examining a cut edge, which takes minutes and tells us definitively.

Where there is not enough wear layer, sanding is not the only option. A screen and recoat abrades just the existing finish and puts a fresh coat over it, which removes light scratching and dullness without touching the timber. It is cheaper, quicker and often exactly what a marina apartment actually needs.

If you are in a flat, check your lease before booking anything. Many Portishead apartment leases carry acoustic requirements about floor coverings, and a few restrict hard flooring in certain rooms.

Estuary Weather and Moisture

Portishead takes weather off the Severn Estuary and the humidity swings are real. Timber responds by moving, and in an apartment with underfloor heating that movement gets more pronounced still.

In the older property near the seafront we see the familiar pattern of cupped boards near external walls where the sub-floor void is not breathing properly, usually caused by blocked airbricks or raised ground outside rather than by any leak.

In newer property the issue is more often heating. Underfloor systems that come on hard in October after a damp summer will dry a floor quickly and open gaps. It is manageable, but the finish and the gap-filling approach both need to account for it, and we will say so at survey rather than after.

Over underfloor heating we lean towards lacquer as well, because it copes better with the seasonal movement a heated floor goes through.

Matt and satin sheens hide dust and scratching far better than gloss, which is worth knowing if you are house-proud. We lay trial patches on your own floor and leave them a day so you can judge them properly in your own light.
