Atlantic Weather and Steep Ground

That last point matters. Where a room is built into the slope, moisture comes through the retaining wall and the floor next to it suffers first. We find cupping, blown finishes and occasional rot at joist ends in exactly that position again and again.

We take moisture readings before quoting and we will not sand a wet floor, because it will move again and the finish will fail. Where the cause is ventilation the fix is straightforward. Where it is a retaining wall, it is a bigger conversation and we would rather have it before you have paid for a floor.
