This was the Somerset coalfield and the housing was built for it. Long stone and brick terraces running along the valleys at Welton, Westfield and Clandown, chapels and institutes on the corners, a handsome High Street at Midsomer Norton, and post-war estates filling in the gaps.

The terraces are the bread and butter of what we do here. Narrow pine boards over a ventilated void, well laid, and generally covered over in the twentieth century rather than worn out.

Coalfield Terraces and Original Pine

The floors in these terraces are usually better than owners expect. Tightly laid pine, sound joists, and a proper sub-floor void beneath.

What comes up under the carpet is gripper nail holes round the perimeter, staple holes across the middle where underlay was fixed, a darker rectangle from a long-standing rug, and paint from decorating. Occasionally a board or two lifted for plumbing and put back badly.

All of that is routine. We punch proud nails and staples, replace butchered boards with reclaimed timber matched for age and section, sand through the grits and finish properly. In a terrace like this the restored floor usually becomes the best thing in the room, at a fraction of what a new floor of comparable quality would cost.

Chapel, Institute and Hall Floors

The coalfield left this area with an unusual number of chapels, miners institutes and community halls, and their floors are frequently original pitch pine.

They restore beautifully. Expect bolt marks and colour differences where fixed pews or seating stood, and we will tell you honestly before we start what will disappear in the sanding and what will remain visible.

Hall floors we normally complete inside a single closed week, including any line marking and sealing, which suits committees who cannot afford to lose a month of bookings. Where a hall doubles as a badminton or five-a-side court we re-mark to the correct governing body specification and seal with a proper sports system.

Old Mine Workings, Ground Movement and Damp

This is old coalfield ground and some of it has been disturbed. Combined with heavy clay and a wet climate, that makes sub-floor damp and out-of-level floors both regular findings.

The damp symptoms are consistent: cupped boards near external walls, blown or milky finishes in the same band, and occasionally soft timber at a joist end. The cause is nearly always ventilation rather than a leak, usually airbricks blocked, rendered over or buried by a raised path.

We take moisture readings before quoting and we will not sand a wet floor. Where a floor is out of level from settlement we ease the worst of it and are honest about the rest, because levelling old boards means removing timber you cannot replace.

Dust-Free Sanding

The extraction on our machines is industrial, not the small cloth bag that comes with hire equipment, and it takes the bulk of the dust before it ever reaches the air.

Coalfield terraces are narrow and the stairs come straight off the front room, which means dust has a clear run to the whole house if it is not controlled. We sheet the doorways and the stairwell and clean as we go.

Finishes, Costs and Booking

Hardwax oil is what we fit most in the terraces. It penetrates the timber, keeps the grain visible and can be repaired in patches rather than requiring a whole room to be redone. For family halls, rentals, shops and community halls a two-pack water-based lacquer is harder, cures faster and does not yellow with age.

Sanding and sealing generally runs twenty-five to forty pounds a square metre, parquet forty to sixty, stairs by the tread, and repairs quoted line by line.
