The Torpoint terraces were built solidly and the floors show it. Pine boards over sound joists with a proper ventilated void, generally carpeted over rather than worn out.

What comes up is gripper nail holes round the perimeter, staple holes across the middle, a darker rectangle where a rug sat for decades, and paint from decorating. Occasionally boards lifted for plumbing and refitted badly.

All of it is routine. We punch proud nails and staples, replace butchered boards with reclaimed timber matched for age and section, sand through the grits and finish properly. In a terrace like this the restored floor becomes the best thing in the room, at a fraction of what a new floor of similar quality would cost.

Service Families, Rentals and Quick Turnarounds

The cause is nearly always ventilation rather than a leak. Airbricks blocked by planting, rendered over or buried by a raised path, or a void sealed with concrete at some point.

We take moisture readings before quoting and we will not sand a wet floor, because it will cup again and the finish will fail within a season.

Dust-Free Sanding

Industrial extraction on every machine means the great majority of dust is taken at source rather than drifting through the house.

Torpoint terraces are built in long runs with shared walls, so we are careful about noise and mess as well as dust. If the neighbours need warning about the hours we are working, tell us and we will keep to what suits.
