Marazion is one of the oldest towns in Cornwall and it sits looking straight across at St Michael’s Mount, which shapes almost everything about the place. Granite cottages packed along the main street and the lanes behind, Victorian and Edwardian houses on the higher ground, and a very high proportion of it now let or used seasonally.

Around the bay, Perranuthnoe, Rosudgeon, Goldsithney and Praa Sands are the same story, and Penzance and Newlyn are a few minutes west.

Salt Air, Sand and Bay Exposure

Marazion faces south across an open bay and takes weather straight off it. Salt-laden air keeps humidity high so timber never really settles, wind-driven rain works at the seaward elevations, and sand from the beach comes in on every pair of shoes.

The older property frequently has sub-floor voids that no longer breathe, and the result is a very recognisable pattern: a worn track from the front door with the rest of the room barely marked, cupped boards near external walls, and a blown or milky finish in the same band.

We take moisture readings before quoting and we will not sand a wet floor. This close to the water we specify harder finishes as a matter of course, because a system chosen for an inland lounge will not last two seasons here. Generous coir matting at every external door does more good than any product decision.

Cottage Floors, Thin Boards and Listed Buildings

The old town cottages regularly turn up wide pine and elm, thin from centuries of use and carrying repairs from several different periods in a single room.

We measure before quoting and take off the minimum needed, using finer grits and more passes rather than an aggressive first cut. If there is not enough timber left to sand safely we say so and suggest a screen and recoat instead, which refreshes the finish without touching the wood.

A good number of these buildings are listed and much of the old town sits in a conservation area. Refinishing an existing floor is normally acceptable, but lifting or replacing historic boards can need consent from Cornwall Council, so ask before starting.

Holiday Lets and Changeover Weeks

Most of our Marazion work is holiday accommodation and the constraint is always the calendar. The gap between bookings is short and every day of it is worth money.

We plan around it with rapid-cure sealers, extra hands on site to compress the job into the window, and starts timed for the moment the cleaners finish. Where a property is agency managed we deal with the agent directly and send photographs of the finished work if you live away.

For lets we recommend a two-pack water-based lacquer over oil almost every time, because you cannot take a Marazion property off the market in August to re-oil a floor.

The lanes behind the main street are narrow, parking is limited, and a good number of properties are reached by steps. In high season the town is close to impassable for a working vehicle.

We work here regularly so we plan for it. Tell us at survey where we can park, whether there is a loading window, and how many steps lie between the road and your front door, and we will bring the right kit and the right number of people.

It is one more reason to book the quiet months if your floor can wait.

Hospitality work is done overnight, on closed days or in the shoulder season with fast-cure sealers so you lose one service rather than a week. Village halls we normally complete inside a single closed week.
