Limestone, Hard Water and Ground Conditions

This is limestone country and the water here is genuinely hard. That matters for floors more than people expect, because limescale residue from mopping builds a dull film on a sealed floor and makes a sound finish look tired long before it is worn out.

The other Mendip issue is water in the ground. Springs, swallets and a high water table at the foot of the gorge mean sub-floor damp is a regular finding in the older cottages, usually showing as cupped boards near external walls with a blown finish in the same band.

Cottage Floors and Older Timber

The village cottages regularly turn up wide elm and early pine laid over sleeper walls with very little void beneath, thin from two centuries of use and carrying a good deal of previous repair.

We measure before quoting and take off the minimum needed, using finer grits and more passes rather than an aggressive first cut. Where boards must be replaced we use reclaimed timber matched for age and section.

Some of these buildings are listed and much of the village core sits in a conservation area. Refinishing an existing floor is normally acceptable, but lifting or replacing historic boards can need consent from Somerset Council, so ask before starting.

Cheddar has a substantial holiday letting trade and the constraint is always the calendar. The window between bookings is short and every day of it is worth money.

We plan around it with rapid-cure sealers, extra hands on site to compress the job, and starts timed for the moment the cleaners are out. Where a property is agency managed we deal with the agent directly and send photographs of the finished work.

Hardwax oil suits old elm and pine and can be repaired in patches. For lets, family halls and shops, and in this hard water area generally, a two-pack water-based lacquer is harder, cures faster and copes better with frequent mopping.

Sanding and sealing generally runs twenty-five to forty pounds a square metre, parquet higher, stairs by the tread, and repairs quoted line by line.
