Dartmouth sits on a deep tidal estuary and the humidity rarely drops. Salt-laden air keeps timber moving, wind-driven rain works at exposed elevations, and the older buildings frequently have sub-floor voids that no longer breathe.

Second homes add another problem. A house left cold, closed and unventilated from October to Easter swings in humidity, and boards cup and gap accordingly. Occupied houses are much kinder to their floors than empty ones.

We take moisture readings before quoting and we will not sand a wet floor. Where the cause is blocked airbricks or raised ground, the fix is cheap compared with redoing a failed floor. Whatever goes down, proper coir matting at every external door earns its keep here, because grit and salt water are what actually destroy a finish.
