Genuinely old floors deserve a lighter philosophy. A Georgian floor that has settled over two centuries will undulate, and chasing it dead flat with a big machine means grinding away irreplaceable timber — so on boards like these we level only what the eye and foot notice, follow the gentle contours with smaller machines, and keep as much of the aged surface as the client wants to keep. Some owners ask us to leave the odd shadow and burn mark as part of the floor’s record; others want a cleaner result. Both are legitimate, and the survey is where we settle which way to go.
More recent floors take the conventional treatment: a straight grit progression from coarse to fine, edges blended to the field, and a surface left ready for whichever finish has been agreed.
