Surrey is a county of large period houses, and the floors in them are usually worth the effort. Substantial Victorian and Edwardian villas along the railway lines, Georgian town property in Guildford, Farnham and Godalming, and a great deal of good interwar building.

Three Different Grounds, Three Different Floors

Surrey is unusual in that the ground changes completely across the county, and it genuinely affects how floors behave.

The chalk downland around Guildford, Epsom and Reigate drains well but gives extremely hard water. The greensand belt through Farnham, Godalming and Haslemere drains even more freely, so subfloor damp is rare but floors run dry and gaps open wide in winter. The London clay in the north east around Epsom, Leatherhead and Esher swells and shrinks seasonally, which pushes boards about all year.

What that means in practice: on clay and greensand we recommend timber slivers rather than resin for gap filling, because slivers move with the boards and resin cracks out. On chalk the bigger issue is limescale dulling the finish, which buffs off without any sanding at all.

Hard Water and Dull Finishes

Surrey has some of the hardest water in the country and it shows on floors in two ways worth knowing.

Around sinks, back doors and radiators you get pale mineral rings where splashed water evaporated and left its dissolved content behind. Caught early they buff out; left for years they etch into the finish and need sanding.

More common is a general dulling. Floors mopped with tap water build a fine limescale film that scatters light, so the whole floor looks tired well before the finish has worn through. That is good news, because a proper clean and a machine buff usually restores it for around a third of what sanding costs.

A great many of the Surrey floors we are asked to quote for need exactly that and nothing more, and we will tell you so.

Large Houses, Staircases and Phased Work

Much of our Surrey work is whole ground floors or several rooms at once, and those need planning rather than just booking.

We phase the work so you always have somewhere to live — typically reception rooms first while the hall stays walkable, then the hall and stairs last so nobody has to cross a curing finish to get to bed. On bigger jobs it is worth talking the sequence through before we start rather than discovering the awkwardness on day three.

Staircases deserve a mention of their own. They are priced per tread because almost all of the work is by hand — a machine cannot safely reach a tread nosing or the angle where a string meets a riser. They take longer than people expect and a restored staircase changes a hallway more than anything else we do.

Conservation Areas and Period Detail

Surrey has a great many conservation areas and listed buildings, particularly in Guildford, Farnham, Godalming, Dorking and the older village centres.

On a period floor the aim is not to make it look new. Over-sanding a hundred-year-old board strips the colour depth that took a century to develop and leaves something that looks like a modern floor imitating an old one. We sand to the point where the damage is gone and the character is not.

Finish choice matters too. High-gloss lacquer rarely looks right in a period room and shows every ripple in an old floor; hard wax oil or a satin lacquer sits far better and is easier to repair locally later.
