Different timbers ask for different machine work. Soft Victorian pine cuts fast, so the skill lies in restraint — keeping the machine moving, feathering each pass into the last and never letting the drum dwell. Oak strip is the opposite: dense enough to slow the abrasive down, it needs sharper belts changed more often, but it rewards the effort by taking an exceptionally fine surface at the last grit. Teak and other oily hardwoods sit between the two and get a wipe-down before sealing so the finish keys properly. Reading the timber first is much of what four decades in the trade teaches.

Years of spills draw colour deep into the boards around the bar and doorways, so we assess early whether those zones will sand clean or whether a slightly deeper cut is justified there, blending it into the surrounding floor so no hollow shows. The refinishing spec then loads the protection where the punishment happens: additional coats along the bar rail, servery and entrance, standard build elsewhere. Work runs after last orders or across the quietest days of the week, and the floor is trading again as each area cures.

Boards are at their most open in late winter, when months of central heating have dried them, and tightest at the end of a humid summer — fill when they are fully closed and the slivers can be squeezed to splitting six months later. Where a floor moves noticeably through the year we plan the filling for a mid-point in that cycle, or choose flexible resin over rigid timber in the liveliest areas, and we explain the reasoning so the choice is yours.

Parquet Restoration Across the County

Herringbone halls and reception rooms are common in Surrey’s interwar and Edwardian houses, and our parquet floor sanding service restores them completely: loose blocks re-bonded, missing blocks cut to match, the pattern sanded flat and the whole floor refinished to your choice of sheen.

Bitumen adhesive and blackened old seals are expected on floors of this age and lift away during the work. If a parquet floor is too thin for another sand we say so plainly and propose a restoration without sanding instead.

Identifying the block species is the first job, because it steers everything after. Interwar Surrey floors are mostly oak, but teak, sapele and even pitch pine turn up, each with its own colour, oil content and hardness. An oily teak needs its surface degreased before any modern seal will bond; sapele’s interlocked grain can pluck under a coarse belt and wants a gentler sequence; pitch pine carries resin streaks that load abrasives quickly. We confirm the species at survey — a spare block from under a radiator tells us everything — and match both replacement timber and finishing system to it.

Staircases and Whole-House Projects

Whole ground floors are phased so you always have usable rooms: furniture shifted in stages, one area finished and curing while the next is sanded. Stairs are slower work than floors because nearly all of it is by hand or with small machines: nosings are re-secured or pieced-in where they have crumbled, treads are sanded across their worn hollows to a uniform surface, and the cutting-in around spindles is done with scrapers and pads rather than anything mechanical. Where a family needs the staircase during the work we can coat alternate treads on successive days, so there is always a way up to bed — slightly slower for us, far more practical for the household.

Stains, Seals, Oils and Waxes

Finishes are chosen to cope with the household, not just to look right on day one. Staining adjusts colour, lacquer sealing gives the hardest-wearing everyday surface, oils bring a natural finish that patch-repairs invisibly, and wax suits period rooms. Surrey’s hard water can dull finishes around sinks and doorways, so we advise on the right product for kitchens in particular.

All options are sampled on your own boards at the free survey, and later upkeep is a simple buff and recoat rather than another sand.

Conditions on site affect finishing more than most people expect. Lacquers and oils cure best in a moderately warm, ventilated room; a cold snap slows curing right down, while strong direct heat skins a coat before the solvent beneath has left. So in winter we ask for the heating to be on low and steady, in summer we shade strong sun off fresh coats, and we set honest re-occupation times based on the actual conditions rather than the figures on the tin.
