Holsworthy is a farming town in one of the emptier corners of Devon, between Dartmoor and the north Cornish coast. A market square, Victorian and Georgian frontages along Fore Street and Bodmin Street, terraces behind, and modern housing on the edges.

The real work here, though, is out of the town. This is farm country, and the properties are farmhouses, longhouses and cottages of cob and stone with floors that can be genuinely old.

Farmhouse and Longhouse Floors

Devon longhouses and farmhouses hold some of the most interesting floors we work on. Wide elm and early pine laid over sleeper walls, sometimes over very little void at all, with hearth patches, pipe runs and repairs from several different centuries in one room.

They need a light hand. Elm is soft and often thin by now, so we measure before quoting and take off the minimum that will produce a sound, even surface. Where boards must be replaced we use reclaimed timber matched for age and section.

Many of these buildings are listed. Refinishing an existing floor is generally acceptable, but lifting or replacing historic boards can need consent from Torridge District Council or West Devon Borough Council. Ask before starting.

Cob, Rainfall and Sub-Floor Damp

This is a wet part of the country and much of the older property is cob, which relies on staying dry and on being able to breathe. A great many cottages have been harmed by cement render or modern paint applied with good intentions.

Where that has happened moisture goes elsewhere, and often that somewhere is the floor. We find cupped boards, blown finishes and occasional rot at joist ends bearing into damp cob.

We take moisture readings before quoting and we will not sand a wet floor. With cob the answer is usually about breathability and ventilation rather than damp-proofing, and it is worth getting proper advice before spending money on a floor that will fail again within a season.

Working Farms and Practical Finishes

A farmhouse floor has a harder life than almost any domestic floor. Dogs, wet boots, a back door that never stops, and mud for six months of the year.

We take that into account rather than pretending otherwise. For a back kitchen, boot room or hall we normally fit a two-pack water-based lacquer, which is far harder wearing than oil and cures quickly.

For the rooms that see gentler use, hardwax oil looks superb on old elm and pine and can be spot-repaired. There is no rule that says a house has to have one finish throughout, and we will happily specify differently room by room.

Dust-Free Sanding

Our machines run to industrial extraction rather than the cloth bags fitted to hire equipment, capturing the overwhelming majority of dust as it is created.

In an old farmhouse with lime plaster and exposed beams that matters a great deal, because fine dust settles into every joint and lime plaster does not take kindly to being scrubbed.
