Portland is unlike anywhere else in Dorset. A block of limestone four miles long, joined to the mainland by Chesil Beach, quarried for three centuries and shaped by the Navy for another one.

The housing follows that history. Quarrymens cottages built of the stone they cut, at Easton, Weston and Southwell. Naval and dockyard terraces at Castletown and Fortuneswell. Later council and modern housing across the top of the island.

The floors are mostly pine, sometimes wide in the older cottages, laid over sleeper walls or joists depending on where you are on the island.

Extreme Exposure and Salt Air

Nowhere we work is as exposed as Portland. Wind, salt spray and driving rain hit this island from every direction and there is very little shelter anywhere on it.

Floors feel it indirectly. Salt-laden air keeps humidity high, so timber never really settles. Wind-driven rain works at every elevation, not just the seaward one. And the older cottages, built straight onto stone with minimal sub-floor void, have very little ventilation to work with.

The result is cupping near external walls, blown or milky finishes in the same band, and finishes that fail faster than they would inland.

We take moisture readings before quoting, we will not sand a wet floor, and we specify harder finishes here than we would in a sheltered mainland town. Anything less will not last.

Quarrymens Cottages and Stone Buildings

Portland stone is superb but it is not forgiving about moisture, and buildings made from it need to breathe. Where later owners have applied cement render or modern paint the moisture goes somewhere else, and often that somewhere is the floor.

In the older cottages we find wide pine, frequently thin from two centuries of use, laid over very little void. We measure before quoting and take off the minimum needed, using finer grits and more passes rather than an aggressive cut.

Some of the island is listed and much of it sits within a conservation area. Refinishing an existing floor is generally acceptable, but lifting or replacing historic boards can need consent from Dorset Council, so ask before starting.

Dust-Free Sanding

Our machines run to industrial extraction rather than the cloth bags fitted to hire equipment, capturing the great majority of dust at the point it is created.

In a small stone cottage with thick walls, low ceilings and a steep stair that is not a luxury. Airborne dust has nowhere to go and ends up on every surface in the building.

We sheet doorways, protect what stays in the room and clean as we go. Access on Portland can be tight in the older streets, so tell us at survey where we can park and unload and we will plan around it.

Sports halls and dance floors are sanded back to clean timber, re-marked to the correct governing body specification for badminton, netball, basketball or five-a-side, then sealed with a proper sports system that keeps grip rather than turning slippery.

Community halls we normally complete inside a single closed week. Hospitality is done overnight, on closed days or in the shoulder season with fast-cure sealers. School floors go into holiday windows booked well ahead.

Finishes for the Most Exposed Place in Dorset

We are more conservative about finishes on Portland than almost anywhere. For most properties here a two-pack water-based lacquer is the sensible choice, because it is harder, it copes better with salt and grit, and it does not need taking out of service for maintenance.

Hardwax oil still has a place in a sheltered cottage interior where the owner values repairability and is prepared to maintain it, and we will fit it happily. We will just be straight with you about what it needs.

Whatever goes down, generous coir matting at every external door is not optional on this island. It is the single most effective thing you can do for a floor here.

Costs, Timings and Booking

Sanding and sealing on Portland generally runs twenty-five to forty pounds a square metre, with a screen and recoat costing considerably less where that is all a floor needs. Parquet is higher. Stairs are per tread and repairs are quoted line by line.
