Check your lease first. Most mill conversions carry an acoustic clause requiring carpet or a minimum sound performance, and going bare can breach it. We are happy to speak to your managing agent about what is permitted.

Sometimes, but not always. Industrial oil penetrates deeply into the timber and sanding does not reliably reach the bottom of it. We will test an area and tell you honestly what will and will not come out before you commit.

Not until it has dried and flattened. Valley properties hold moisture, particularly where the cottage is built into the slope with little ventilated void. Sanding a wet cupped floor leaves the boards sanded thin once they settle.

Fewer than people expect. Many Stroud cottage floors are narrow softwood with two centuries of wear and at least one previous sand behind them. We measure the remaining thickness before committing, and often recommend a recoat instead.

Lightly abrading the existing finish so a fresh coat bonds to it, then applying that coat. It removes no timber, takes about a day and costs roughly a third of a full sand. On a thin old floor it is frequently the right answer.
