Coastal Damp, Radipole and the Backwater

Weymouth has water on three sides — the bay, the harbour and Radipole Lake — and the low-lying ground behind the Esplanade was largely reclaimed marsh. Subfloor moisture here is higher than almost anywhere else in Dorset.

The symptom is cupping: boards curving upward at the edges so the floor reads as shallow ridges underfoot. It is usually ventilation rather than a leak — airbricks rendered over, ground levels raised by a patio, or a rear extension sealing off airflow.

Sanding a cupped floor flat while it is still wet ruins it, because the boards flatten as they dry and end up thin down the middle. On a Georgian floor with little thickness left that is unrecoverable. We take moisture readings before quoting and check the joist bearings while we are there.

Salt air compounds it. Salt is hygroscopic, holding moisture against surfaces rather than letting it evaporate, so finishes fail sooner here than a few miles inland.

Water-based lacquers are the practical choice on a tight turnaround — touch dry in hours and taking foot traffic within a day, where a traditional oil wants considerably longer. We can also phase a property room by room so the let stays usable through the work.

One thing worth knowing: a property standing empty and unheated over winter is harder on a floor than one lived in, because the house swings between damp and dry with nothing moderating it. A breathable oil finish copes with that far better than a rigid lacquer, so for second homes we often recommend the opposite of what we would specify for a busy let.
