Cornish Damp and China Clay Ground

Cornwall is hard on timber floors and clay country adds its own twist. The ground here holds water, the county rarely gets a properly dry spell, and much of the housing predates damp proof courses.

The visible symptom is cupping — boards curving upward at the edges so the floor reads as shallow ridges underfoot. It is usually ventilation rather than a leak: airbricks rendered over during a re-render, ground levels raised by a patio, or a rear extension sealing off the airflow.

Sanding a cupped floor flat while it is still holding moisture ruins it. The boards flatten as they dry and every one ends up thin down the middle, which cannot be undone. We take moisture readings before quoting and check the joist bearings while we are there, because rot at the bearings is common in Cornish property.

Finishes That Cope With a Wet County
