Machine work always follows the grain of the boards, stepping from coarser to finer abrasives so each grade removes the scratches left by the one before. The floor is vacuumed and wiped over with a tack cloth between grades, and while the belt machine covers the open floor, a dedicated edger works the perimeter and corners and thresholds are brought up by hand to match.

How we fill a gap depends on its width and how much the floor moves. Joints of a few millimetres take a resin-and-dust filler that flexes with seasonal movement; anything wider gets a glued pine sliver, planed flush and sanded in, because resin alone cracks out of a wide joint within a season or two. On very draughty ground floors we sometimes advise filling only the worst runs and leaving tighter joints to breathe.

Squeaks are traced rather than guessed at. We walk the floor to locate the noisy fixings, then screw boards down into the joists, re-wedge loose sections or ease rubbing edges as the cause demands — all before sanding begins, so the finished floor is quiet as well as flat.

Protection then comes from lacquer sealing for maximum durability, hard wax oiling — our usual recommendation for seafront and clifftop homes, since oil flexes with timber in salt air and can be patch-repaired — or traditional waxing for period rooms.

For coastal hallways we usually specify a high-solids commercial lacquer with strong abrasion resistance, in a matt or satin sheen that hides fine scratching far better than gloss. Sheen deserves thought generally: gloss shows every footprint and grain of sand, satin gives a soft glow, and matt reads almost like bare timber while still carrying full protection underneath.

No finish lasts forever, but a good one can be renewed without another full sand. A screen and recoat — lightly abrading the existing lacquer and laying a fresh coat over it — takes a day and resets the clock on wear, provided it happens before the coating wears through to bare wood.
