What Exeter Floors Are Made Of

Exeter lost a great deal of its historic centre in 1942, which shapes the housing more than people realise. What survived, and what sits in the streets the bombing missed, is often very good indeed.

The Georgian and Regency property around Southernhay, the cathedral close and St Leonards has generous, well-cut boards over deep joists — the best floors in the city. A good number are listed or in conservation areas, so we work light and can put our method in writing for the conservation officer where consent is needed.

The Victorian terraces of Heavitree, St Thomas and Newtown are baltic redwood and pitch pine, narrower and more regular, usually sound once the carpet and its century of tack holes are dealt with.

Post-war rebuild housing is more variable, and it is worth checking for parquet under later carpet and laminate before assuming there is nothing there.

Red Sandstone, the Exe and Subfloor Damp

Exeter sits on red Devon sandstone, which is porous, and low-lying areas near the Exe — St Thomas, Exwick, Marsh Barton and parts of Topsham — carry more subfloor moisture than the housing up the hill.

The symptom is cupping: boards curving upward at the edges so the floor reads as shallow ridges. It is almost always ventilation rather than a leak, and usually caused by later work — airbricks rendered over, ground levels raised by patios and driveways, or an extension sealing off airflow to one side of the house.

Sanding a cupped floor flat before the moisture is dealt with wastes the timber, because the boards flatten as they dry and end up thin down the middle. We take readings before quoting and will tell you honestly if the ventilation needs sorting first.

Gap Filling and Seasonal Movement

Draughty gaps between floorboards are the complaint we hear most often in Exeter, and the right fix depends on how much your particular floor moves.

Boards shrink in winter when the heating is on and swell again in summer, and older Exeter floors laid over ventilated voids move more than most. Resin mixed with sanding dust is the quick option — it goes in fast and costs less — but on a floor with pronounced seasonal movement it cracks out within a couple of winters and you pay somebody to do it again.

Timber slivers are the alternative. Each one is cut to taper, tapped into the gap, planed and sanded flush. It is slower and costs noticeably more, and it lasts because the sliver moves with the boards rather than fighting them.

On a Victorian or Georgian Exeter floor we will almost always recommend slivers, and we will tell you plainly that the cheaper option is a false economy here even though it means a bigger quote from us. Where the gaps are very wide, or where boards have cupped badly, lifting and re-laying the floor closed up is sometimes the better answer, and we will say so.
