This corner of south Somerset is built almost entirely from Ham stone, quarried a couple of miles away at Ham Hill, and it gives Martock, South Petherton, Stoke sub Hamdon and Norton sub Hamdon a golden consistency you do not get anywhere else in the county.

The buildings are older than most people realise. Martock has a Treasurer’s House dating to the thirteenth century and one of the finest church roofs in England, and there are medieval and Tudor buildings scattered through all these villages behind later frontages.

Listed Buildings and Very Old Floors

An unusually high proportion of property here is listed, and some of it is very old indeed. Refinishing an existing floor is generally acceptable, but lifting boards, replacing timber, altering levels or changing the character of a historic surface can need listed building consent from Somerset Council.

With buildings of this age it is genuinely worth a call before anything begins, and we are happy to speak to your conservation officer.

Our default on historic timber is minimum removal. Finer grits, more passes, and no attempt to sand out centuries of settlement and wear. A floor that has been walked on since the fifteen hundreds should not lose two millimetres because somebody wanted it flat by the weekend.

Ham Stone, Breathability and Damp

Ham stone is beautiful and porous, and buildings made from it need to breathe. Where cement render, modern paint or an impermeable pointing mix has been applied at some point, moisture goes somewhere else, and often that somewhere is the floor.

What we find is cupped boards near external walls, blown or milky finishes in the same band, and occasionally soft timber where a joist end bears into damp stone.

We take moisture readings before quoting and we will not sand a wet floor. Where the cause is blocked airbricks or ground raised outside, the fix is cheap compared with paying for a floor twice. Where it is impermeable render on a stone wall, that is a bigger conversation and one worth having before you spend anything.

Dust-Free Sanding in an Old Building

Our machines run to industrial extraction rather than the cloth bags fitted to hire equipment, capturing the overwhelming majority of dust as it is created.

In a Ham stone cottage with lime plaster, exposed beams and a tight stair that is not optional. Fine dust settles into every joint, and lime plaster does not take kindly to being scrubbed.

We sheet doorways, protect what stays in the room and clean as we go. Nearly all our customers stay in the house while we work, and we plan the room order so there is always somewhere usable and a route through.

Village halls are a large part of what we do here, and we normally complete one inside a single closed week including any line marking, which suits committees who cannot afford to lose a month of bookings. Where a hall doubles as a badminton or five-a-side court we re-mark to the correct governing body specification and seal with a proper sports system.

Pubs and restaurants are done overnight or on closed days with fast-cure sealers. School and college floors go into holiday windows booked a term or more ahead.

Finishes and Colour

Hardwax oil is almost always our recommendation in period property here. It penetrates the timber rather than forming a plastic film, which is right in a stone building where everything else breathes, and it can be repaired locally rather than by redoing a whole room.

Where a floor takes heavy traffic, a family hallway, a rental, a shop or a hall, a two-pack water-based lacquer is harder, cures faster and does not yellow with age.

Very old oak and elm take colour unpredictably, especially where generations of wax have soaked in. We lay trial patches on your own floor and leave them a full day, and because we are local we can come back and look at them with you rather than asking you to decide from photographs.

Costs, Timings and Booking

Sanding and sealing around Martock generally runs twenty-five to forty pounds a square metre. Parquet is forty to sixty because it is slower and normally needs block repairs. Stairs are priced per tread, and gap filling, board replacement and repairs are quoted line by line.
