Every sanded floor leaves us with a finish matched to its use: staining where the colour needs shifting, lacquer sealing for maximum wear resistance, oiling for a natural matt surface that spot-repairs easily, and waxing for period authenticity.

We test finishes on your own boards during the free survey. In later years a buff and recoat or fresh polish keeps the surface sound without another full sand.

Room use is the best guide to finish choice. Hallways, kitchens and anywhere with a door to the garden earn the toughest lacquer we can justify; bedrooms and studies can afford softer, more natural-looking options because they see so little grit and traffic. Oiled floors have one advantage worth weighing: a worn patch can be cleaned and re-oiled locally without redoing the room, whereas a worn lacquer generally means recoating wall to wall. Wax remains the most authentic surface for a period interior but asks the most of its owner, and we say so plainly before anyone chooses it.
